Tenants Rights - Rent IncreasesCan a landlord increase a tenant's rent? It depends on several factors. If the tenant has a signed, written lease stating that the rent will be a certain amount each month for the duration of the lease, then the landlord cannot increase the rent during the lease period. If the tenant wishes to renew the lease when it expires, the landlord may raise the lease amount for the new lease period, but the amount must be stated in the new lease. The tenant has the option to renew or not renew at the new price. If a tenant has a month to month lease and it is silent with regard to rent increases, then the landlord may raise the rent at the end of any month. Some states and/or cities have laws limiting the amount rent may be increased, but this often only applies to apartment buildings of a certain size.
